Most commercial properties have concrete and asphalt on the same site, and the concrete is usually the part nobody looks at until it becomes a hazard. Sidewalks, curbs, approaches and pads all wear differently from the pavement around them, and they generally fail earlier.
Why concrete goes where asphalt does not
Concrete is used precisely where asphalt struggles — entrances, approaches, dumpster pads, and anywhere vehicles turn while stationary or sit for long periods. Those are the highest-stress points on a site. Concrete handles them better, but it is also placed in the locations that take the most punishment.
The failures worth watching for
Trip hazards on sidewalks. Panels lift and settle at joints, usually from frost movement or from tree roots. A vertical difference between adjacent panels is the most common source of a liability claim on a commercial site, and it is also among the cheapest things to fix early.
Spalling. Surface flaking, usually from freeze-thaw action combined with de-icing salts. It looks cosmetic in its early stages and is not.
Broken curbing. Curb damage from snow ploughs is routine in this climate. Beyond appearance, a broken curb stops directing water where it was designed to go, which puts water into the pavement edge and undermines it.
Settled approaches. Where a concrete approach meets asphalt, differential settlement creates a lip. Vehicles hit it repeatedly and the damage propagates in both directions.
Repair or replace
Small cracks can often be sealed. Once a panel is broken through, has settled significantly, or has lost surface integrity across most of its area, replacement is usually the better economics — patched concrete rarely matches, and a patch at a joint frequently fails again at the same point.
Replacement means saw-cutting to a clean joint, removing the panel, preparing and compacting the base, then forming, pouring and finishing. Base preparation is the step that determines whether the new panel lasts.
Accessibility
Ramps, landings and detectable warning surfaces at entrances and parking areas are governed by accessibility standards. Any concrete work at an entrance is an opportunity to bring a non-compliant approach up to standard while the ground is already open.
Coordinate concrete with paving
If a lot is being resurfaced, that is the moment to address the curbs and approaches. Grades change when a surface is overlaid, and concrete work done afterwards often has to accommodate a lip that could have been designed out. Doing both together costs less than doing them a year apart.
