The freeze-thaw cycle does the damage
Nebraska winters put pavement through repeated freezing and thawing. Water works into small surface cracks, freezes, expands, and widens them. Then it thaws and works deeper. Over a single winter, a hairline crack can open into something that admits water to the base layer.
The spring thaw compounds it. Ground thaws from the top down, which traps water between the pavement above and still-frozen soil below. That saturated layer offers almost no support, and traffic passing over it produces the potholes that appear seemingly overnight in March.
Cracks are not cosmetic
A crack is an opening in the waterproof layer that protects everything underneath. Once water reaches the subbase, the failure stops being a surface problem. Silty and clay soils, common across much of eastern Nebraska, hold water more readily than sandy or gravelly ground, which makes the problem worse here than it is in some regions.
Sunlight is the second factor
Heat and UV exposure oxidise the asphalt binder. The surface becomes stiffer and less flexible, and stiff pavement cracks under loads it once absorbed. This is why a lot can look grey and faded and be structurally compromised at the same time — the colour change and the loss of flexibility have the same cause.
What actually prevents it
Three things, in order of cost:
Crack sealing. Sealing cracks while they are small keeps water out of the structure. It is the single highest-return maintenance action available on an asphalt lot, and it is inexpensive relative to what it prevents.
Sealcoating. A sealcoat shields the surface from UV, water and petroleum products such as fuel and oil drips. Applied on a two to three year cycle, it slows the oxidation that leads to cracking in the first place.
Drainage maintenance. Keeping drains and ditches clear costs very little and extends pavement life considerably. Water that leaves the site cannot get into the pavement.
The economics favour prevention
It costs far less to keep a pavement in good condition than to restore one that has deteriorated. Agencies that concentrate their budgets on their worst pavement often find that by the time it is all repaired, the surfaces that were sound have failed in the meantime. The same logic applies to a single commercial site: a maintenance schedule that treats good pavement beats a repair schedule that chases bad pavement.
Timing
Crack sealing and sealcoating both need temperatures above roughly 50°F to cure properly, which puts the practical window between late spring and early autumn. Booking in that window fills up quickly in Omaha, particularly between April and June.
